Founded in 1997, Secured Capital Japan Co., Ltd. (SCJ) has been a pioneer in the Japanese real estate investment/asset management business. The company has successfully generated outstanding investment returns for its institutional clients in both properties and non-performing loans.
SCJ has been instrumental in introducing various innovative skills and methodologies that have been developed in U.S. in the underwriting and investment in real estates or real estate backed securities or loans to the Japanese market. SCJ has always recognized the importance of strong asset management capabilities as the base for superior investment management. Accordingly, we have successfully built a highly professional group of in-house asset managers. With our investment/asset management team, we are highly confident in our ability to continue to generate excellent risk-adjusted investment returns for our investors, by deploying our tested skill base in sourcing, underwriting, structuring and executing various value enhancement and exit strategies.
SCJ was also one of the first participants in the Japanese non-performing loan investment/servicing areas. In this area, the Company has played a pioneering role in the development of the market. The Company has more recently begun to execute investments in sub-performing loans and corporate loans as well as in the loans sold by various regional banks and business companies.
As in the case of financial and capital markets, the real estate market is going through major changes. Particularly, because of increased transparency and real estate/capital markets convergence, the Japanese real estate market has become an integral part of the global market. We believe this trend will continue to accelerate going forward. Japanese institutions have also become more active participants in the real estate investment market.
